Law firms, probate researchers and estate administrators reach the same wall on every Greek file. Someone has to be in the country, in the office, on the ground. That is what this is.
The problem
Somebody has to be in Kalamata on a Tuesday morning.
The deed sits in a volume nobody has scanned. The municipal roll is not online and never will be. The field has to be photographed, from a position you are lawfully entitled to stand in. The certificate has to be collected in person, by someone standing at the counter.
No database solves this. No amount of correspondence from London, Melbourne, Chicago or Stuttgart solves it either. It is solved by attendance, and by knowing the order to do things in.
What you receive
An indexed file in English: facts, documents, photographs and dates, each carrying its source, ready for you to advise on. Below is the structure every file follows.

A refusal is recorded to the same standard as a finding. It closes the question, and it is stated before instruction that it is billed as a result.

Greek civil records do not open to a research firm's own authority.
Birth entries, family status certificates and next‑of‑kin certificates are released only to a relative, to someone holding a relative's written authority, to an appearing Greek lawyer, or on a court order.
That is the structural reason Greek estate files stall from abroad. Not the language, and not the distance. There are three ways through it, and which one a file needs depends on what you already hold.
The certificates themselves are issued free of charge. The cost in a Greek file is never the documents — it is knowing the order to do things in, and who is allowed to ask.
